Get from a report to a decision

1. Choose the exact address suggestion and review the coverage preview.
2. Read the source dates, address match and limitations before interpreting any records.
3. Add the report to your shortlist, then enter the recurring charges, move-in costs and rent credits you know. Blank amounts stay unknown.
4. Record the answer you receive for each follow-up question. “Resolved to my satisfaction” is your status, not independent verification.
5. Compare up to three properties and download the research you want to keep.

A source is missing or a result looks wrong

Retry analysis after checking the complete street address, city, state and ZIP. A saved report is a snapshot; reanalyzing creates a new report rather than rewriting old evidence. Different source check dates can produce different results.

Open the linked official record and compare its address, published status and date. Contact the issuing agency for corrections to its underlying record. Keep the report download and the official record link when reporting a discrepancy to the person who gave you early access. Exclude private costs and answers unless you intend to share them.

Missing data, a partial result or no matching records does not establish a safe property, completed repairs or an absence of violations.

I can’t find saved work

Browser-only reports must be explicitly kept through Add to shortlist and reopened in the same browser profile. Clearing site data, private browsing or moving to a different device can remove access. Check My reports before regenerating a report.

For an account report, sign in to the account that saved it. Temporary guest reports expire after 24 hours. A stale-edit message means another window changed the workspace; reload before saving again.

Payment tests and dossier help

Eligible account reports can show a one-off dossier offer in the testing environment. A Stripe sandbox banner means test details only; no real payment is collected. The printable dossier is an HTML file that you can open and print to PDF.

Open Purchases for payment status, download access and delivery, refund-review or correction requests. Replies appear on the purchase page. A cancelled checkout does not confirm payment, and delayed methods can remain pending until Stripe confirms the result.

Early-access availability

This version is available without a live checkout. Local building and safety coverage is limited to the sources listed on the coverage page. Broader source coverage, a staffed support channel and paid delivery terms must be established before a paid launch.
