Coverage you can inspect.
TruthLenz supports rental research across the nine-county Bay Area. Local source coverage varies by municipality. A supported county does not mean every module has local evidence.
Our launch region
Alameda · Contra Costa · Marin · Napa · San Francisco · San Mateo · Santa Clara · Solano · Sonoma
The server verifies the mapped jurisdiction using the U.S. Census geocoder. A postal city label does not establish municipal boundaries, the responding police agency, a parcel or an exact unit.
What is connected today
| Check | Coverage | What to keep in mind |
|---|---|---|
| Building records | San Francisco DBI complaints and notice items | Exact published street address and consistent source parcels are required. The city address register provides a separate parcel reference check. Complaints, notices and abatement are distinct; records do not establish current condition. |
| Permit activity | San José active, under-inspection and expired permit datasets | Permit tracking is separate from complaint and code-violation history. Address and source parcel consistency checks apply. |
| Local safety context | San Francisco reported incidents; San José police calls for service | Calls are not confirmed crimes. Records are activity context, not an assurance of personal safety. Available state context is labeled separately. |
| Flood mapping | Available FEMA map results for a verified U.S. point | Source availability and map coverage vary. Zone D is undetermined. A mapped point is not a building survey. |
| Cost planning | All reports, using your entered figures | Unknown amounts stay unknown. Estimates and different lease periods are shown explicitly. |
| Internet, unit condition and management | Questions and private follow-up tracking | Exact-unit service, physical condition, ownership and management identity are not independently verified. |
A result is only as broad as its source
Each report shows source links, check dates, available reporting windows, address-match qualifications and retrieval limits. “No records returned” describes the qualified query, not a clean bill of health. A missing or unavailable source is never treated as zero risk.
Shortlists compare these limits alongside costs. Your answers and resolved statuses remain private workspace records and do not change the source evidence.
Reports are research aids. Inspect the unit, verify lease terms and ask for repair documentation before committing.
